1. During the last 5 months of this lease term the landlord reserves the right to enter the premises for the purpose of showing the premises to prospective tenants.
  2. Tenant(s) must keep the leased premises and furnishings in the condition as received less normal wear and tear. Tenant(s) shall maintain the premises in a clean and sanitary condition; keeping floors, floor coverings, walls and ceilings clean and free of rubbish and garbage. The tenant(s) shall dispose of rubbish and garbage in a clean and sanitary manner by placing same in disposable facilities or storage containers. Tenant(s) shall supply garbage cans for said rubbish and place them on sidewalk weekly for pickup and remove them in a timely manner at the time designated by BFI and in accordance with city code.
  3. Tenant(s) shall remove snow and ice from walks, drives, sidewalks, steps, porches and stairs, and shall keep the yard free of debris.
  4. Tenant(s) shall notify the Landlord in writing of maintenance needed.
  5. Tenant(s) shall keep all equipment and fixtures; i.e., stove, refrigerator, sinks, commode, showers, clean and sanitary, and exercise reasonable care in the use of their operation. Tenant must keep the commode in operable condition and keep all the drains and traps unstopped and usable. Tenant(s) will bear the cost of unstopping traps, etc.
  6. Bathroom exhaust fans must be run during and after showering/bathing. Tenant must also properly install and use shower curtains as to keep water from splashing or leaking water outside of tub. Failure to follow the above stated habits can result in excess moisture, possibly causing mold to grow in which case tenant will be held responsible for all costs of clean up.
  7. Tenant(s) shall not install nor use any electrical heating or cooling device without the consent of the Lesser
  8. Water beds are prohibited.
  9. Tenant(s) must provide and use a vacuum type sweeper on all carpeted areas.
  10. Tenant(s) shall not climb upon house or porch roofs for any purpose.
  11. Tenant(s) shall maintain a current phone number for the period of the lease period and notify the landlord of the phone number.
  12. A list covering the conditions of the premises shall be signed by the tenant(s) before the tenant(s)takes possession. Any conditions that are not agreeable will be noted, remedied, and the person making the request shall initial the list showing the remedy.
  13. Tenant(s) shall have no more than ___ guests on the premises at one time.
  14. Return of tenant’s deposit will be contingent upon the unit being cleaned, undamaged, all keys returned. Deposits will be returned no later than 30 days after the lease term expires.
  15. Tenant(s) shall not have any gas or charcoal grills onsite, either for use or storage purposes, (per Morgantown Fire Department Fire Marshall).
